Three buyer profiles account for almost all waterfront lot sales on Lake LBJ:

Owner-builders who want to design the exact home they'll retire in. They're willing to spend 18–36 months between lot purchase and move-in.

Spec builders and investors who buy, build, and sell — or buy and build-to-rent in short-term-rental-permitted communities.

Long-term holders who buy a waterfront lot now because they believe — correctly — that land on a constant-level lake 45 miles from Austin is a finite resource.

Each of these buyers needs different diligence. A long-term holder cares mostly about dock rights and utility availability. An owner-builder needs to stress-test setbacks, POA architectural review, and soil conditions. A spec builder cares about how fast the lot can turn.

What Makes a Lake LBJ Waterfront Lot Worth What It's Worth

Two lots that look identical on Google Maps can be $500K apart. The variables that drive lot pricing on Lake LBJ, in rough order of impact:

  • Linear feet of waterfront. The core unit of measurement. 60 feet is tight, 80–100 feet is the sweet spot, 150+ feet is estate-tier.

  • Water depth at the shoreline. A deep-water lot on a canal can command premium pricing. Shallow coves limit what you can dock.

  • Bulkhead status. A lot with an existing engineered bulkhead in good condition is worth meaningfully more than a lot where you'll need to install one ($50K–$200K depending on length).

  • Existing dock rights or permit. A lot with a current LCRA permit in place is worth more. A lot with no permit history can still get one, but it's a slower and less certain process.

  • Utilities at the lot line. City water and sewer versus well and septic changes your build cost by $30K–$80K and affects where the house can sit.

  • Buildable area. Setbacks, easements, floodplain, and topography determine how much of the lot is actually usable. A big lot with a narrow building envelope is worth less than a small lot with flexibility.

  • Community tier. The same waterfront footage in Applehead Island and in Granite Shoals prices very differently. POA amenities, gated access, and community resale history drive it.

  • Flood zone designation. Lots in FEMA's mapped floodplain carry ongoing insurance costs and may require elevated foundations.

Where Waterfront Lots Are Available on Lake LBJ

Waterfront lot inventory on Lake LBJ clusters in a few pockets:

Horseshoe Bay and its subdivisions carry most of the high-end lot inventory. Expect strong POA architectural review and higher build cost. Current listings range $500K to $3M+.

Escondido is a 550-acre gated community with waterfront and golf-frontage lots available. Strict architectural standards, Tom Fazio course, high-end resale environment.

Applehead Island has very limited inventory, mostly estate-scale lots when they come up. Gated, guarded, premium tier.

The Legends on Lake LBJ offers large waterfront estate lots on the Colorado Arm, gated community with Tom Kite golf.

Kingsland has the widest range of lot options, from under-$200K teardown lots to multi-acre waterfront parcels. Strong short-term rental market for spec builders.

Granite Shoals has accessible-priced waterfront lots with city-wide short-term rental permission. Popular with investor-builders.

Sunrise Beach Village offers quieter waterfront lots on the western shore, including larger acreage options.

What to Verify Before You Buy a Lake LBJ Lot

A lot contract should always include enough feasibility time to run these checks. I build an option period into every lot offer to cover:

Survey and topography. A current survey showing elevations, setbacks, easements, floodplain, and utility locations. Older surveys often miss things.

Dock rights and LCRA permit status. Every Lake LBJ dock and bulkhead requires an LCRA permit. Confirm whether the lot has an active permit, an expired permit, or no history. No history isn't a dealbreaker; it's a timeline issue.

Buildable envelope. Overlay setbacks, easements, and shoreline protection zones. What actually remains for a house? Buyers routinely assume a 1-acre lot means 1 acre of buildable area. It doesn't.

POA architectural review. Every major community has one. Minimum square footage, materials, height restrictions, roof pitch, and even exterior colors. Get the written guidelines before you fall in love with a design.

Utilities. City water/sewer at the lot line, or will you drill a well and install a septic? Electric drop, gas availability, and internet. Each adds cost if not already present.

Flood zone and elevation. FEMA flood map position matters. An elevation certificate clarifies what foundation type you'll need and what flood insurance will cost.

Soil and drainage. Especially in Hill Country terrain, bedrock close to the surface can require blasting. A geotechnical report before closing can save six figures.

Short-term rental rules. If you're building to rent, confirm the city, county, and POA rules in writing. A pro-rental lot is worth 10–20% more to investor-builders.

Shoreline erosion and vegetation. Walk the water edge. Exposed roots, scour marks, or bare soil behind the bulkhead are signs of problems that'll get worse.

Realistic Timeline from Lot to Move-In

Buyers routinely underestimate how long building on Lake LBJ takes. Typical path:

  1. Lot purchase and close: 30–60 days

  2. Architect and design: 3–6 months

  3. POA architectural approval: 30–90 days (runs parallel)

  4. Permits (LCRA dock, city/county building, septic if applicable): 60–120 days

  5. Construction: 12–18 months for custom builds, longer for estate-tier

  6. Dock and bulkhead work: Often runs parallel, 2–4 months

Plan on 18–36 months from the day you close on the lot to the day you move in. Buyers under a tighter timeline should consider a resale home with a planned remodel instead.

Financing Lake LBJ Waterfront Lots

Lot financing is different from home financing. A few things to know:

  • Higher down payments. Most lot loans require 25–35% down.

  • Shorter terms. Lot loans typically amortize 10–15 years rather than 30.

  • Higher rates. Expect 1–2 percentage points above a standard mortgage.

  • Construction-to-perm options. If you plan to build within 12 months, a construction-to-permanent loan is often cheaper than a lot loan refinanced later.

  • Cash is common. In the $500K+ tier, many lot buyers pay cash to avoid the loan complexity, then finance the home construction separately.
