Minutes from Marble Falls. At about two and a half miles from downtown Marble Falls, residents have full grocery, medical, dining, and shopping without any of it being inside the gates. Horseshoe Bay is roughly nine miles away.
The demographic has shifted. Meadowlakes was developed as a retirement community and that remains its core, but younger families have moved in steadily over the past couple of decades. It is no longer retirees only.

Lakeside Park on Lake Marble Falls includes a boat ramp, fishing pier, pavilion, and grill area, so lake access is available to every resident regardless of whether they own waterfront.
Municipal services reflect the city's small scale. Most services are provided in cooperation with Marble Falls, with police protection contracted through the Burnet County Sheriff's Office and fire and emergency medical services provided by the Marble Falls area departments.
What to Know Before Buying in Meadowlakes
Lake Marble Falls is not Lake LBJ. Meadowlakes fronts Lake Marble Falls, the reservoir immediately downstream of Lake LBJ, formed by Max Starcke Dam. It is a different body of water with different characteristics. If you are specifically after Lake LBJ waterfront, this is not that.
Understand the POA and city relationship. Meadowlakes has both a city government and a property owners association, with the POA maintaining the parks and funding them through annual owner fees. Review current POA dues, city taxes, and what each covers before buying.
Golf club membership is separate. Owning in Meadowlakes does not automatically convey playing privileges at Hidden Falls. Confirm the current membership structure, initiation, and dues if golf is part of why you are buying.
Confirm short-term rental rules. As an incorporated city with a gated structure and a POA, Meadowlakes has its own position on rentals. Verify current city and POA rules in writing before buying with rental income in mind.
Verify dock permits on waterfront. Waterfront on Lake Marble Falls is subject to LCRA permitting the same as elsewhere on the Highland Lakes. Confirm any dock is permitted and transferable.
