It's an equestrian community. The Trails Equestrian Center sits on roughly 30 acres alongside Indian Creek and includes a stable, arena, round pen, wash racks with hot and cold water, and vet stock. Miles of sculpted riding trails wind through the property. In the larger phases, residents can keep their own horses on their land. No other community in Horseshoe Bay offers this.

Most of it is preserved open space. A large share of the community is designated wildlife habitat, with dedicated pastures and green space between homesites. Buyers here are purchasing seclusion and nature as much as square footage, and that open space is protected rather than slated for future development.

Ranch living with lake access. The community borders Lake LBJ and includes a private marina with covered boat slips, a beach area, and waterfront common area reserved for property owners. You get the ranch setting without giving up the lake.

The larger phases. Later phases include some of the biggest lots in the community, many five acres and up, adjacent to the equestrian center and trail system, with room to keep horses on the property.

What to Know Before Buying in The Trails

After decades working across Horseshoe Bay's communities, here's what I make sure Trails buyers understand:

Know which section you're buying in. Creekside, Waterside, Ridgeline, Trails End, and the larger equestrian-adjacent phases are genuinely different products. A creek lot and a bluff lot in the same community deliver completely different daily experiences. Decide what you want the view and setting to be before you shop.

Confirm horse privileges for your specific lot. Not every homesite allows you to keep horses on the property. The larger acreage phases generally do, smaller lots generally do not, though all owners have access to the equestrian center. If keeping horses at home matters, verify it for the exact lot before you offer.

Boat slips vary. Some properties convey a marina slip, some don't, and slip availability at the community marina is finite. If lake access is central to your plans, confirm exactly what water access comes with the property in writing.

Building takes planning. Many Trails properties are lots rather than finished homes, and the community's architectural standards govern design and materials. Hill Country terrain, tree preservation, and creek or bluff positioning all affect where and how you can build. Run a feasibility review before buying to build.

POA dues and what they cover. The community's amenity package is substantial, and dues fund the equestrian center, marina, clubhouse, trails, and open space maintenance. Review current dues and what they include before closing.
