Golf and resort memberships are separate. Living inside Summit Rock does not automatically grant access to the Nicklaus course or Horseshoe Bay Resort amenities. Those memberships have their own application, initiation, and dues. Confirm exactly what conveys.
Review the HOA carefully. Dues, what they cover, reserve fund health, and any pending special assessments. In a community with a shared clubhouse, pool, and grounds, reserves matter. Ask for the last twelve months of meeting minutes.
