Low carrying cost for a luxury community. Bay Country has historically operated without homeowners association fees, which is unusual for a gated luxury community and gives owners more autonomy over their property. Confirm current fee status before you buy, as community arrangements can change.

Homes commonly run in the 4,000 to 5,000 square foot range with four to five bedrooms, and pricing has historically sat in the $2M range depending on acreage, improvements, and equestrian facilities.
Because lots are large and improvements vary widely, two Bay Country properties can price very differently. A tract with a finished barn, arena, fencing, and turnout is worth considerably more to an equestrian buyer than raw acreage with a house on it.

A few things I make sure equestrian buyers understand before they write an offer here:
Check the equestrian improvements carefully. Barns, stalls, arenas, fencing, turnout, water, and electrical to the barn all vary property to property. A property that looks horse-ready in photos may need meaningful investment. Walk it with someone who knows horses.
Confirm the number of horses permitted. Acreage and community rules govern how many animals a property can support. Verify for the specific tract rather than assuming.
Understand fees and community structure. Bay Country's low-fee structure is a genuine advantage, but it also means confirming what is and isn't maintained collectively, particularly the trails and shared equestrian facilities.
Utilities and septic. Larger acreage tracts often run on septic and may have well water. Both need separate inspection, and barn utilities are easy to overlook.
Resort membership is separate. Owning in Bay Country does not automatically grant Horseshoe Bay Resort golf or club privileges. Those memberships have their own application, initiation, and dues.
Compare it against The Trails. The Trails of Horseshoe Bay is the other major equestrian community in the area, and it works differently: smaller lots alongside larger ones, a full amenity package including a private marina and lake access, and POA dues that fund it all.
