Check water depth at the dock. Depth varies across coves and shoreline. Confirm the slot works for the boat you actually plan to run.

Bulkhead condition. Replacement runs into five and six figures depending on length and materials. Assess age, materials, and any erosion behind it before closing.

Confirm STR registration requirements. Rentals are permitted, but registration and any associated fees or standards apply. Get the current requirements from the city rather than assuming.

Septic and older systems. Some properties run on septic, and much of the housing stock is older. Roof, HVAC, electrical, and plumbing all deserve close attention, particularly on lakefront homes where humidity accelerates wear.
