Canal waterfront. Properties on the engineered channels cutting into the gated communities, especially Applehead Island. Protected water, deep dock slots, quieter, and easier boat access. The trade is view depth for water quality and convenience.
Cove waterfront. Properties tucked into the natural inlets along the south shore. A blend of view and protection, often with no-wake designations that keep things calm.
Most buyers don't realize how different the dock experience is across these three. A canal home in Applehead Island and an open-water home on Lighthouse Drive can list at similar numbers but suit completely different lifestyles.
Where the Inventory Lives
Horseshoe Bay waterfront concentrates in a handful of recognizable neighborhoods, each with its own pricing dynamic:
Applehead Island. The gated, guarded island accessed by bridge. Deep-water canals, custom estates, and the tightest-held inventory in the city. Currently the highest pricing tier in Horseshoe Bay, typically $3M to $13M+.
Lighthouse Drive. South-shore main-body frontage with sweeping open-water views. A mix of established custom homes and recent remodels.
The Waters at Horseshoe Bay. Resort-adjacent waterfront and the largest waterfront condominium development on Lake LBJ, made up of five mid-rise buildings within walking distance of the Yacht Club and marina. Lock-and-leave appeal for second-home buyers.
The Peninsula, Matern Island, and Beaver Island. Smaller pockets of waterfront with their own character. Worth a look if Applehead is too tight or too pricey.
Beyond these, individual waterfront streets throughout the resort core hold pockets of established inventory, often with strong walkability to the marina, yacht club, and resort amenities.

What Drives the Price of a Horseshoe Bay Waterfront Home
Two homes with identical square footage on the same shoreline can list $1M apart in Horseshoe Bay. The price almost always comes down to the dirt and the dock, not the house. In rough order of impact:
Linear feet of waterfront. The core unit of value. Under 70 feet is tight. 80 to 120 feet is the sweet spot for most buyers. Over 150 feet is estate-tier and trades at a meaningful premium per foot.
Water depth at the dock. Deep water lets you run a cruiser or wake boat. Shallow water limits you to pontoons and personal watercraft. Soundings matter, especially in coves.
Subdivision tier. The same 100 feet of waterfront in Applehead Island and along an established resort-core street can price very differently because of POA dues, amenities, gated access, and resale comparables.
Dock and boathouse condition. A covered boathouse with a current lift, valid LCRA permit, and good electrical service adds real value. A failing structure costs money to replace.
Bulkhead condition. Replacement runs $50K to $200K depending on length and materials. An engineered concrete bulkhead in good condition is a meaningful pricing factor.
Orientation. South-facing and east-facing waterfront gets morning light and afternoon shade. In Texas summers that matters more than buyers expect.
Resort membership status. Some waterfront homes come with transferable Horseshoe Bay Resort Club memberships. Some don't. Membership adds value but requires verification of transfer terms.
What to Inspect Before You Buy
A standard home inspection doesn't cover the waterfront. Inside an option period, I add the following on every Horseshoe Bay waterfront transaction:
Dock, boathouse, and lift. Inspected by a marine contractor, not the general home inspector. Pilings, decking, lift mechanism, marine-grade electrical, roof if covered.
Bulkhead. Age, materials, visible cracking, erosion behind it. A structural opinion is worth ordering if anything looks questionable. Bulkhead replacement is the single biggest surprise cost on lake homes.
LCRA permit. Every dock, boathouse, and bulkhead on Lake LBJ requires an LCRA permit. I confirm the permit is on file, matches what's physically built, and will transfer at closing. Non-permitted structures become the buyer's problem.
FEMA flood zone. The mapped floodplain affects insurance cost and foundation requirements. Pull the elevation certificate before going under contract if the property sits low.
POA financials and rules. Subdivision dues, special assessments, architectural restrictions, short-term rental rules, and pet policies. Each gated community has its own. Get the documents during the option period.
Resort or club membership transfer. If the home includes Horseshoe Bay Resort Club, Escondido, or another club membership, the transfer terms (initiation reimbursement, dues, waitlist position) need to be in writing.
Resort Access and Club Membership
A meaningful share of Horseshoe Bay waterfront buyers care as much about access to the resort as about the home itself. Worth knowing how that works:
Horseshoe Bay Resort Club membership gives access to the three Robert Trent Jones Sr. championship golf courses (Slick Rock, Apple Rock, Ram Rock), the Whitewater putting course, racquet sports, the spa, and resort dining. Some waterfront homes include a transferable membership; many do not. Initiation fees and ongoing dues apply.
Summit Rock Golf Club is the private Jack Nicklaus Signature course and requires a separate membership above the standard Resort Club. Available primarily to property owners inside the Summit Rock community.
Escondido has its own private membership for the Tom Fazio course and clubhouse, separate from the Resort Club.
If golf and resort amenities are part of why you're buying, club access should be confirmed in writing before contract.
Short-Term Rentals in Horseshoe Bay
Horseshoe Bay's short-term rental landscape varies sharply by subdivision, and the rules matter if rental income is part of your purchase math:
Applehead Island and Escondido typically restrict short-term rentals heavily. The Resort Club communities have their own rules that vary by subdivision. Some established resort-core streets permit rentals with restrictions. The Waters at Horseshoe Bay operates under its own HOA rental policy.
