What Makes The Waters Different
The Waters is the default answer for a lot of Horseshoe Bay buyers, and for good reason:
It's the largest waterfront condo development on the lake. Five mid-rise buildings mean more inventory and more turnover than any single building on Lake LBJ. If you want waterfront in Horseshoe Bay and you want options, this is where they are.
Single-level living. Every unit is on one level, which matters more than buyers expect. For retirees, downsizers, and anyone thinking about aging in place, no interior stairs is a genuine feature.
Walkability to the resort core. The location is the whole point. The Yacht Club, marina, fitness center, several restaurants, a coffee shop, multiple pools, and the lakeside beach are all on foot from your door. Very few waterfront properties on Lake LBJ can say that.
Genuine open-water views. Units face Lake LBJ with furnished balconies. Eastern-exposure units catch morning light over the water; corner and top-floor units capture the widest sightlines and command a premium.
The most accessible waterfront entry point in Horseshoe Bay. One-bedroom units at The Waters are among the least expensive ways to own true Lake LBJ waterfront inside the city, well below what a waterfront home costs.
Floor Plans and Unit Types
The Waters offers single-level condos across three basic sizes:
One-bedroom units. The entry point. Efficient layouts, often fully furnished and turnkey. Popular with second-home buyers and investors. Units with genuine lake views are limited, so those trade at a premium over interior-facing ones.
Two-bedroom units. The middle of the market. Corner units with dual exposure capture views from two sides and are among the most sought-after floor plans in the development.
Three-bedroom units. The largest layouts, better suited to full-time living or hosting family. The newer Waters Signature condominiums added three-bedroom floor plans designed around entertaining.
Many units at The Waters sell fully furnished, particularly those that have been in a rental program. That can represent real value, so confirm what conveys.
What to Know Before Buying at The Waters
A few things that matter more here than at most condo developments:
Understand how resort amenity access actually works. This is the single most important thing to get right. Access to Horseshoe Bay Resort amenities is tied to membership and to booking arrangements, not simply to owning a unit. Notably, units rented out through channels other than the resort do not carry resort amenity access for those guests. If you plan to rent, this materially affects what you can offer and what you can charge. Get the current rules in writing before you buy.
The view is most of the price. Two identical floor plans can differ substantially in price based on which building, which floor, and which direction they face. Open-water views beat partial views, corner units beat interior, and top floors command a premium. Always see the actual sightline rather than trusting a listing photo taken at a favourable angle.
Check the HOA carefully. Dues, what they cover, reserve fund health, and any recent or pending special assessments. With five mid-rise buildings there's meaningful shared infrastructure, so reserves matter. Ask for the last twelve months of meeting minutes.
Confirm the rental rules and any caps. If rental income is part of your math, verify the HOA's rental policy, whether there's a cap on the percentage of units that can be rentals, and how the resort rental program works.
Boat slips are separate. The Waters is waterfront, but a slip is not automatic with a unit. Confirm slip availability, whether one conveys, and what marina options exist nearby.

About Chad Thibodeaux
I'm a 40-year resident of Horseshoe Bay and a licensed real estate broker since 1991. I've sold across all five buildings at The Waters and I know which units have the views the photos promise, which floor plans hold value best, and how the resort amenity and rental rules actually work in practice. That last point trips up more out-of-area buyers than anything else here. Call 512-755-1606 or send a message.
