The Best Kept Secret in Texas

Horseshoe Bay Real Estate

Horseshoe Bay is a resort city of roughly 5,000 residents on the southern shore of constant-level Lake LBJ, about 50 minutes northwest of Austin. The city straddles Llano and Burnet counties, was incorporated in 2005, and is anchored by the AAA Four Diamond Horseshoe Bay Resort and its four championship golf courses. For buyers, that combination, resort amenities, a constant-level lake, gated luxury communities, and proximity to Austin, is what makes Horseshoe Bay one of the most sought-after small markets in Texas.

Broker Chad Thibodeaux has lived in Horseshoe Bay for 40 years and has been writing real estate contracts here since 1991. Below you'll find every active listing in Horseshoe Bay plus the context buyers actually want before they make an offer.

What Makes Horseshoe Bay Different From Other Hill Country Markets

Three things set Horseshoe Bay apart from the rest of the Texas Hill Country:

The resort core. Horseshoe Bay Resort is a 7,000-acre AAA Four Diamond destination with a 347-room hotel, a full-service marina, a private jet center, a yacht club, a tennis center, and the four championship golf courses. Most resort communities are amenities-light. Horseshoe Bay is amenities-saturated.

The constant-level lake. Unlike Lake Travis or Lake Buchanan, Lake LBJ stays at a near-constant level year-round, typically within two feet of conservation pool. Boathouses don't sit on dry dirt during drought. Waterfront values have held up through every dry cycle since the 1990s.

The gated-community concentration. Within the Horseshoe Bay city footprint sit some of the most desirable gated subdivisions in Central Texas: Applehead Island, Escondido, Summit Rock, The Trails, Bay Country, and Tuscan Village. Each has its own architectural standards, amenities, and price tier. Together they create a depth of luxury inventory you don't find in most Hill Country towns.

The Four Championship Golf Courses

Horseshoe Bay Resort is the only resort in the continental United States with three golf courses designed by Robert Trent Jones Sr., collectively nicknamed the "Texas Triangle," plus a fourth signature course designed by Jack Nicklaus. Each one has its own character:

Slick Rock. The original 1972 course, designed by Robert Trent Jones Sr. Home to the famous "Million Dollar Hole," a par-4 14th that features a 35-yard waterfall pumping 8,000 gallons of water per minute. Generally regarded as the most forgiving of the four.

Ram Rock. Built in 1981 and known as "The Challenger." Designed by Robert Trent Jones Sr. with narrow fairways, 62 deep bunkers, and ten water hazards. Has hosted the Texas State Open and USGA qualifying events.

Apple Rock. The third Robert Trent Jones Sr. course, opened in 1986. Often called the most scenic course in Texas, with a back nine that plays along the shore of Lake LBJ and dramatic elevation changes between the high rocky terrain at the clubhouse and the water below.

Summit Rock. A Jack Nicklaus Signature course, private and members-only. Earned a spot on Golfweek's Top 100 Resort Courses in America. Real estate inside the Summit Rock community is tightly held and represents some of the highest-end inventory in Horseshoe Bay.

Real estate on each course trades at a premium over comparable non-golf inventory. Browse all Horseshoe Bay golf course homes or view golf course lots to get a feel for current pricing.

Horseshoe Bay Communities and Subdivisions

The city's real estate inventory is organized into distinct communities, each with its own amenities, architectural standards, and price profile. The most active:

Applehead Island. Gated, guarded island community accessed by bridge. Custom estates on deep-water canals. Some of the most expensive real estate on Lake LBJ, typically $3M to $13M+.

Escondido. 550-acre private community with a Tom Fazio-designed golf course, strict architectural standards, and Mediterranean-style custom homes. Membership-driven, very high-end.

Summit Rock. Estate-tier homes inside the Jack Nicklaus Signature golf community. Among the tightest-held inventory in Horseshoe Bay.

The Trails of Horseshoe Bay. Hill Country estate community on the higher elevations overlooking Lake LBJ. Larger lots, expansive views.

Bay Country. Established waterfront and view neighborhoods inside the resort core, walking distance to the marina and resort amenities.

Tuscan Village. Mediterranean-themed villas and townhomes near the resort, with a strong second-home and retiree presence.

The Waters at Horseshoe Bay. A 50-unit condo tower at the resort marina with full resort amenity access. Lock-and-leave ownership for buyers who want resort lifestyle without the maintenance.

Search by Property Type

Buyer interest in Horseshoe Bay splits cleanly by property type. Each category has its own dynamics:

Horseshoe Bay Waterfront Homes. Direct Lake LBJ frontage with private docks. The premium tier of HSB inventory.

Horseshoe Bay Waterfront Condos & Townhomes. Lock-and-leave lakefront ownership with HOA-managed amenities.

Horseshoe Bay Golf Course Homes. Homes fronting Slick Rock, Apple Rock, Ram Rock, or Summit Rock.

Horseshoe Bay Golf Course Condos & Townhomes. Resort-style ownership near the courses.

Horseshoe Bay View Homes. Hill Country and lake-view properties without direct waterfront.

Horseshoe Bay Waterfront Lots and Golf Course Lots. For buyers building custom.

What Buyers Should Know Before Making an Offer

Horseshoe Bay isn't a uniform market. Five questions that change the math on almost every purchase:

Which subdivision is the property in? Each community has its own POA, dues, architectural standards, and rental rules. The same square footage in Applehead Island and Bay Country can be priced very differently because of subdivision dynamics, not just the house.

Can the property be rented short-term? Horseshoe Bay's short-term rental rules vary by subdivision. Some POAs permit nightly rentals; some restrict to 30-day minimums; some prohibit them entirely. Escondido and Applehead Island tend to restrict heavily. Verify in writing before assuming rental income.

Does the property include a resort or club membership? Some communities (Escondido, Summit Rock) tie membership to ownership. Others don't. Resort club memberships are valuable but carry initiation fees and ongoing dues, so check whether they transfer with the sale.

What's the waterfront permit status? Every dock, boathouse, and bulkhead on Lake LBJ requires an LCRA permit. Confirm the existing permit is current and transferable before closing.

Llano County or Burnet County? Horseshoe Bay straddles both. The Llano County section feeds into Llano ISD; the Burnet County section feeds into Marble Falls ISD. Tax rates also differ slightly between the two counties. The split runs through the city.

Getting To and Around Horseshoe Bay

Horseshoe Bay sits 50 minutes northwest of Austin, two hours from San Antonio, three to four hours from Houston, and roughly four hours from Dallas. The city is accessed primarily off Texas 71 and Farm Road 2147.

For buyers flying in private, Horseshoe Bay Resort Airport (T56) is one of the largest private aviation strips in the Hill Country, with a 6,000-foot runway and full FBO services. Austin-Bergstrom International (AUS) is the closest commercial airport, about an hour by car.

Within the city, most everyday shopping and dining is in Marble Falls (6 miles east) or the resort itself. Llano (24 miles northwest) and Burnet (30 miles east) cover broader Hill Country errands.

Horseshoe Bay has one of the highest median ages of any Texas city, roughly 64 years, reflecting its long-standing reputation as a retirement destination. Can I rent out a Horseshoe Bay property on Airbnb or VRBO?

It depends on the subdivision. Short-term rental rules vary across Horseshoe Bay's POAs. Some permit nightly rentals, others restrict to 30-day minimums, and others prohibit rentals entirely. Verify the specific subdivision's rules in writing before buying with rental income in mind.

Which school district serves Horseshoe Bay?

Horseshoe Bay is served by two school districts depending on the side of the city. The Llano County portion falls under Llano Independent School District. Is Horseshoe Bay on Lake LBJ or Lake Travis?

Horseshoe Bay is on Lake LBJ, a constant-level reservoir on the Colorado River, managed by the Lower Colorado River Authority. Lake Travis is a different reservoir downstream that experiences major level fluctuations during drought. Lake LBJ's stability is one of the main reasons buyers choose Horseshoe Bay waterfront over Travis-area alternatives.
